We understand that the stakes are high. You're buying a home. It might be your first time, or you might be an experienced home buyer. Either way, you know that it can be a stressful and difficult process to navigate.  Beyond the emotional aspect of purchasing a home and making sure it fits your needs, you also need to make sure that you don't pay too much, that you don't miss out on anything, and that your home will be a safe and comfortable place for your family while you're there.

The Process

Buyers | Initial Phone Or Email Consultation

This is a low stress start to the process. During this initial conversation, we will lay out the basics of what we're looking for:

  • Are we looking for a single family home, or another kind of property?
  • What area are you interested in?
  • How much space do you need?
  • What major features are important to you?
  • What price point do you anticipate purchasing in? We are happy to help you in determining a realistic ballpark range!

 

We will end by discussing financing, and will provide you with a lender's information if necessary (click here to see our preferred lenders). It is best to be pre-approved before the In-Person Consultation!

Buyers | In-Person Consultation and First Showings

At this point, we will get more specific so that we can best meet your needs.

 

  • We will get to know you, and a bit about your daily routine, and review or revise the information given during the Initial Phone Consultation.
  • Next, we will discuss the different forms of agency and the type of representation we offer.  You will hear a bit about us, and the tools we use to get you into your dream home.
  • Each person will discuss the things that are most important to them in their new home, and we will work to make sure that all family members have a chance to voice their opinions.
  • We will review the current market conditions in your target area.
  • We will discuss each phase of the contract and the process starting from the acceptance of an offer to closing day.
  • Both parties will make a final decision on whether our process will fit your needs and meet your expectations.
  • We will discuss compensation (typically, the seller pays the buyer's agent in the KC market), and formalize our fiduciary agreement through a Designated Buyer's Agency Agreement. In order to perform our role as presented, this is legally required.
  • Finally, we will review financing before we get out and take our first look at potential properties!

Buyers | From Searching to Closing

Once we find a home that you're interested in, a number of things must take place:

 

  • We will provide you with a written Comparative Analysis to ensure that you will not over pay. From there, we will guide you through the process of making the most appealing offer to enhance your odds of purchasing your home.
  • Once an offer is accepted, we will arrange an inspection, paid for by you, within the first 10 days of the acceptance of the contract.
  • If necessary, we will renegotiate the terms of the contract based on the inspection. If we do not reach an agreement, or we find a flaw in the house that the seller is unable to remedy, we typically have the option of walking away and finding a different home.
  • After renegotiating, we will order the lender's appraisal, paid for by you. If the appraisal comes back over your purchase price, that's great news! This step is over! If it comes back low, we have another opportunity to renegotiate the terms of the agreement.
  • Throughout the process, it is your responsibility to get your lender the documentation that he or she needs to process and underwrite your loan so that we are able to close.
  • On closing day, we meet at the title company office and sign all of the paperwork necessary, and provide the title company with the funds to close on your home.
  • Finally, you get your keys, and you get to move in!

Buyers | Commission

So how do we get paid? And how much do we get paid? This is long winded, but if you're wanting specifics, here you go:

 

Our fee is 3%.  In most cases, that 3% is paid to us by the seller at closing, not you. That 3% is given to BHGRE. 75% of that 3% (2.25%) is used by BHGRE to pay us.  That 2.25% is then used to pay monthly fees to BHGRE Kansas City Homes for our office space, pay our dues to the Kansas City Regional Association of Realtors and other Realtor associations, various services that we subscribe to to make transactions run smoothly, and fees associated with our website.  A portion of it is then used to reimburse ourselves for any costs we took on throughout the process. After taxes, what's left is our "take-home." If you purchase a home that is For Sale By Owner, I will seek a 3% commission from the seller. If the seller refuses (which is unusual) and you purchase the home, the 3% commission would be your responsibility.

 

Other than that scenario, the only fee you pay is a $210 transaction fee to our brokerage. This helps pay our office staff, and we do not receive any of it. In some cases, we may be able to negotiate that the seller pays this fee as a closing cost for you.

 

If you do not purchase a home within the term of our agreement for any reason, we don't get paid. No commission, no reimbursement for expenses, no transaction fee, not even a coffee... Nothing. We think that's pretty fair.

Buyers | Additional Fees

It is important that you're aware that there are other fees associated with purchasing a home.  These fees are called Closing Costs.  I encourage you to discuss these with your lender, as it changes from situation to situation.  When you receive a cost break down from your lender, it would be helpful to forward it on to me in case we're able to use it to negotiate.

 

Most lenders will send you this cost break down along with your pre-approval so that you're fully aware of the true cost of purchasing your home.  I will also work diligently to make sure that you are not blindsided by any additional fees.
