Since every home and situation is different, our process is designed to make sure our listings have a customized marketing plan tailored to your needs.
This is designed to be a low stress start to the process. During the initial phone interview, we will ask you the basics about your home and your expectations so that we can come to the in-person consultation fully prepared. Upon your request, we will drop off a pre-listing packet for your review, containing valuable information about our company and what BHGRE has to offer as a brand.
For the in-person meeting, we will meet at the home. After briefly reviewing your goals and expectations, we will walk through the property. The property does not need to be show-ready for this appointment! Following the walkthrough, we will analyze comparable properties that have recently sold in your area and discuss the market. Finally, we will tour the homes on the market that your home will be competing with. This process helps to give you a realistic idea of what to expect in the sale of your home, and will help you determine the best listing price. Next, we will discuss any repairs and improvements that must be made in order to achieve your goals!
We will discuss the terms of our representation agreement, alleviate any concerns you may have regarding commission, and determine whether our services would be right for your needs. After this, we will discuss our marketing plan.
So how do we get paid? And how much do we get paid? This is long winded, but if you're really wanting specifics, here you go:
Our fee is 6%. Half of that 6% (3%) is given to the buyers' broker at closing. This is how we provide incentive to other agents to show your house. The remaining 3% goes to BHGRE Kansas City Homes (our brokerage). 75% of that 3% (2.25%) goes to us. That 2.25% is then used to pay monthly fees to BHGRE Kansas City Homes for our office space and use, the Kansas City Regional Association of Realtors and other Realtor associations, various services that we subscribe to that make transactions run smoothly, and various fees associated with our website. A portion of it is then used to reimburse ourselves for the marketing that we paid for specifically to sell your home, which is how we get customers to buy your house. After taxes, what's left is our "take-home."
In addition to that 6%, you pay a $210 transaction fee to our brokerage. This helps pay our office staff.
If we don't find a ready and able buyer for your property, we don't get paid. No commission, no reimbursement for expenses, no transaction fee, not even a coffee... Nothing. If we don't get the job done, we don't deserve to get paid. We think that's pretty fair.

It is important that you're aware that there are other fees associated with purchasing a home. These fees are called Closing Costs. I encourage you to discuss these with your lender, as it changes from situation to situation. When you receive a cost break down from your lender, it would be helpful to forward it on to me in case we're able to use it to negotiate.
Most lenders will send you this cost break down along with your pre-approval so that you're fully aware of the true cost of purchasing your home. I will also work diligently to make sure that you are not blindsided by any additional fees.
This will help to inform you of any potential title risks at closing.

At the forefront of any strong marketing plan is an effective pricing strategy. We will assist you with pricing your home based on a printed competitive market analysis that you can keep for your reference.
BHGRE Kansas City Homes Marketing
We will inform all local BHGRE offices of your listing, and feature it on this website, along with our regional company's corporate website.
We will place an attractive BHGRE Goering Group sign on your property.
We will have your home professionally photographed and a full color brochure prepared.
Electronic Lock Box
We will place an electronic lock box on your property to ease showings and provide you with the security of knowing who has shown your home.
We will enter your home's information into the MLS, giving your home exposure to thousands of Realtors in the Kansas City area.
Internet and Social Media
We will market your home on Zillow, Trulia, Realtor.com, Facebook, Twitter, and Instagram using the internet marketing strategies that work. We will provide you with statistics on the views of your home when available on each of these sites.
Contact Proven Realtors
We will directly contact Realtors who work in your price range.
Don't underestimate the power of marketing to your neighbors! We will mail a color postcard of your home to the 50 neighbors closest to your home.
We will prepare an informational display containing most things a buyer will want to know. This information will give buyers the confidence to write a contract.
We will ask each open house guest and Realtor who passes through your home what they think about our listing. We will provide you with their feedback.
We will hold your house open to generate awareness. Three days before the open house, I will place a sign in front of your home promoting the open house.
We will manage the details of your transaction to ensure that your contract closes on time.
We will make sure you are updated in a reasonable time on all things relating to the sale of your home.
